The South Main Plaza is a retail shopping space situated on approximately 40,000 SF of land and has been managed by the Granger Company for nearly 15 years. In that time we have worked to support the tenants and ownership to foster a mutually beneficial relationship. 21735 Western Ave is an industrial park in Torrance comprising one 10,000, and one 15,000 SF building currently hosting three tenants. This property has been managed by the Granger Company for almost 20 years. One hurdle that we have been able to overcome at this property is the regular flooding during the rainy season. While “California” and “Rainy Season” are not typically words heard in the same sentence, owners that have dealt with flooding in the past know that these issues must be taken seriously, and dealt with as quickly as possible. This past year -- which featured historic rainfall -- we were able to prevent any damage to the property even after our main pump had failed thanks to fast action taken by our dedicated team. 16925 S Main St is an industrial park in Gardena comprising two roughly 20,000 SF buildings. Until its sale earlier this year, this industrial park was managed by the Granger Company for almost 25 years. Like other properties, we were able to keep vacancy rates extremely low while retaining competitive rent rates. One issue that every owner will inevitably experience -- particularly in Los Angeles -- is burglary and vandalization. Throughout our time managing property, we have come to understand what it takes to stop theft before it happens. At this park, when we noticed that cameras had detected unauthorized personnel on site in the early hours of the morning, we installed new lighting, and upgraded our security system. When this proved to be insufficient, we were able to organize 24/7 security during the holidays to ensure peace of mind for both the owners and the tenants.
